However, because we work so closely with so many of you, we also make it our business to understand the real estate market. We have recently given you some tips on how to purchase a home in a seller’s market. Now we are going to turn our attention towards sellers. You know it is a great time to list your home in Brevard County as home inventory is incredibly low. This ups your chances of a quick sale at full price. However, is your home currently on the market and you are not experiencing all the benefits of a seller’s market? Well, let’s dive deeper into why this may be.

Simply put, a seller’s market refers to the fact that there are more buyers than homes available. This is usually a great thing for those who are looking to move on or up. However, if your home has been sitting on the market for a while you may be wondering why. Here are a few reasons you may have hit a stall.

Priced Too High

You love your home, naturally, and you know that sellers have an advantage when inventory is small. However, it is possible to overprice your home. Confidence is a great trait to have when it comes to listing your home but so is humility. Know what your home is worth but be reasonable. Yes, buyers have the disadvantage at times like this, however, they won’t pay way too much for a home that simply isn’t worth it.

Updates Needed

Knowing what updates will get you a return on investment and what will end up costing you, in the long run, is tricky. One thing is for sure though, if you want full asking price then you need to make sure your home is up to date. Buyers are savvy and want the best of the best. If you want to snag a great sale, make sure your home is worth what you are asking.

Underwhelming Agent

According to Trulia, your home may have everything going for it and still be a turn off to potential buyers because your agent is not doing his/her job properly. When you decide to partner with a Realtor, make sure you feel confident in their abilities. This includes not only personality but their ability to market your home too. Do they have access to a great photographer? Are they tech savvy? Are they ready to come to your assistance and market your home thoroughly? These are all things to consider before you list.

When you ensure that your home is priced right and up to date and your agent is really working on your behalf, you should reap the benefits of the current market. If not, stop and consider what you haven’t taken care of and make the necessary changes.
