Walkthrough Checklist

In the event your residence’s management company or landlord does not require a first or final walkthrough with you when you move, remember it’s still in your best interest to do so. Try to request one before you leave or move in so that you are sure everything is functioning properly while in the manager’s presence.

As your Melbourne, FL moving company, we recommend the following list:

General Condition

• Check under sinks, in closets, and other areas for signs of insects and rodents, like chew marks and droppings.
• Check the ceilings to make sure there isn’t any water damage, and check the walls for peeling paint or wallpaper.

Safety

Ensure the smoke detectors and fire extinguishers are in place and work. If carbon monoxide detectors exist, test them. Examine the fire escapes and the building’s hallways and common areas for fire safety precautionary features.

Plumbing

• Look around the toilets and under and around every sink to make sure that nothing is damp or dripping.
• Make sure that faucets shut off properly and that all sink stops work.
• Check the tub and sinks for missing grout or tiles.
• Turn the shower on to test for water pressure and hot water temperature. It’s important to find out if you share a hot water heater or if your unit has its own. (This could affect the kind of shower you’ll have in the mornings!)

Windows & Doors

• Ensure all windows and doors open and close properly.
• Make sure window coverings are intact, there are not missing screens, and whether there are drafts.
• Check that all locks and doorknobs are not wobbly, are secure, and open easily.

Electrical

• Use a small appliance to test outlets.
• Check the wall switches.

Appliances

• Check the freezer, dishwasher, refrigerator, air conditioning/heating system, and washer and dryer.
• Test each appliance.
• Test each stove burner and the oven and broiler.
• Ensure the laundry facilities are well-maintained and available to residents only (if in a common area), as well as clean.

Document any problem or concern you encounter, and try to photograph them as well. The landlord may later assess the residence, so it’s helpful to have something for comparison. It will also help you recover your security deposit.
